Tejon hotel
The Principals of Davis Urban and the their frequent collaborator and client, Revesco Properties, live and have offices nearby this critical neighborhood intersection. With a shared goal for this site, they asked themsleves: “what program and form is the “right-sized“ solution for this tiny site?“
The team tested and iterated various ideas, from a single-family home to an office, from a traditional apartment building to a hospitality concept. As the LoHi neighborhood and Denver rapidly evolved in a post-COVID world, Tejon’s final design and drawings were developed to be compliant with both hospitality and multifamily residential zoning, to preserve as much optionality until the Client was ready to make a decision.
At five stories high, Tejon stacks 40 micro-hotel units onto the compact 3,500 SF lot. This level of density was made feasible by zoning exceptions that waived parking requirements. Retail space on the ground floor includes the Golden Hour wine bar, enhancing the neighborhood’s vibrant atmosphere.
Tejon’s design blends industrial aesthetics with meticulous detailing. The design for the overall volume considers the pedestrian experience and reduces overwhelm by breaking up the mezzanine floor with pops of silvery-blue volumes. Clever detailing of clean, elegant shadow boxes conceal economical but unsightly PTAC through-wall air conditioning units. Tejon stands as a testament to innovative urban design, accommodating a high unit count on a small site while contributing positively to the surrounding residential neighborhood.
